Development Control

There are approximately 1,500 planning applications each year to the City Council and planning advice is given to thousands of householders and builders.

Development Control deals with:

Many planning and listed building applications to be accompanied by a Design and Access Statement. Failure to submit a Design and Access Statement, where required, will mean that your application can not be registered.

Changes to the Planning System

From 1st October 2008, unless your home is a Listed Building or lies within an environmentally sensitive area (Conservation Area, an Area of Outstanding Natural Beauty or a World Heritage Site) where firmer restrictions still apply, there is greater scope to extend or add to your home, without the need to apply for planning approval, provided that you meet a new set of limits and conditions.    
 

Introduction of the National Standard ‘1APP’ Form and the adoption of National and Local Requirements

From 6th April 2008, submitting 1APP standard application forms has become the only legal way of submitting a planning application within England.

Development Plans - Your Local Development Plan (LDP)  together with supporting development documents has a strong influence on the way your area will change and is a major factor in the planning decision process.
